Wisconsin Housing Preservation Corp. (“WHPC”) is the largest owner of affordable multi-family rental housing in Wisconsin. Madison-based WHPC has an opportunity for an Asset Manager to join our team and help support our mission to “preserve, provide and protect affordable housing for the low- and moderate-income citizens of the state of Wisconsin.

The ideal candidate will be responsible for overseeing a portion of WHPC’s real estate portfolio to ensure short-term financial and long-term strategic property goals are met.

Responsibilities

  • Interface with third-party property management firms responsible for on-site property operations (leasing and maintenance);
  • Monitor the financial performance of the properties with the goal of meeting or exceeding budget;
  • Maintain property risk assessments on a quarterly basis; provide analysis, suggest rankings, and participate in quarterly reviews of WHPC’s portfolio;
  • Review and approve annual operating plans and budgets for assigned properties;
  • Work with WHPC’s construction management team to identify long-term capital expenditure needs for the property portfolio;
  • Monitor capital project implementations;
  • Assist the acquisition and development team in analyzing new developments and acquisition opportunities;
  • Assist with refinancings of properties within the assigned portfolio; and
  • All other duties as assigned.

Qualifications

  • Requires a bachelor’s degree or a combination of equivalent education and relevant work experience;
  • An intermediate understanding of real estate accounting and finance is required;
  • A proficient knowledge of applicable laws and regulations governing affordable housing is a plus;
  • Should have expanded knowledge of Microsoft Office 365 software, specifically Excel & Word;
  • Experience working with RealPage’s accounting platform and OneSite Leasing and Rents is a plus;
  • Ability to read and analyze property financial reports and other accounting data; and
  • Must possess the ability to effectively present information to management verbally and in written form.

The Asset Manager position is located in Wisconsin and requires periodic in-state travel.
